What should I do as soon as I notice a leak?

First, don’t panic—but do act quickly. Clear the area below the leak and use a bucket to catch water to prevent floor or ceiling damage. If you can safely access your loft, identify if the water is coming from a specific point or running down a rafter. Do not attempt to climb onto a wet roof yourself. Contact us immediately for an emergency inspection; we can often apply a temporary “dry-in” cover to prevent further internal damage until a permanent repair can be scheduled.

Is it always better to repair rather than replace?

Not necessarily. A minor repair, like replacing a few slipped slates or clearing a blocked valley, is a great way to extend the life of an otherwise healthy roof. however, if the “underlay” (the felt) has perished or if the timber structure is rotting, constant patching becomes a “sunk cost” fallacy. We follow the 25% rule: if more than a quarter of the roof area is failing, a full replacement is usually the more financially sound decision in the long run.

Why are my roof tiles slipping or falling off?

In older properties, this is often due to “nail sickness.” Traditionally, tiles were fixed with galvanized nails that eventually rust away, leaving the tiles held only by gravity and friction. High winds or even thermal expansion can then cause them to slide. Simply pushing them back up is a temporary fix; we often need to strip a small section and re-nail or use modern stainless steel clips to ensure they stay put for the next few decades.

Can you repair a roof during the winter or in the rain?

We can perform emergency “make-safe” repairs in most weather conditions to stop active leaks. However, permanent repairs—especially those involving mortar, resins, or lead welding—require dry conditions to set and seal correctly. If it’s pouring rain, we will prioritize getting you watertight using specialist emergency sealants or tarpaulins, then return as soon as the weather breaks to finish the job to our usual high standards.

My chimney is damp inside; does it need a whole new roof?

Usually, the issue is localized to the chimney itself rather than the entire roof. The “Achilles heel” of a chimney is the lead flashing (the seal between the bricks and the tiles) or the pointing (the mortar between the bricks). Over time, mortar can crack and absorb water like a sponge. We specialize in chimney “re-seating” and repointing, which stops the damp at the source without the need to touch the rest of your roof.

Will my building insurance cover the cost of a roof repair?

Insurance typically covers “sudden and accidental” damage, such as a tree falling on the roof or tiles being blown off during a named storm.
